The Green at Chevy Chase
It is our policy to offer equal housing for all people regardless of race, color, religion, sex, national origin, handicap status, familial status or any other federal, state or locally protected classifications.
 
Applicants must be 21 years of age or older.  Anyone 21 and over residing in the apartment home is required to be a leaseholder.  
 
All applications are subject to approval through an outside Application Processing Agency. The standard process is based on the review of the following criteria:
 
 
  1. INCOME
To income qualify the applicant must earn a minimum of 3 times the monthly market rent. We will consider the combined income for roommates.  If not verifiable by employer, we require the past 6 months of bank statements or certification from bank that the account maintains a minimum average monthly balance of three times the yearly rental amount for the past 6 months or longer.  Self employed applicants may provide a tax form i.e.1040/1099 or a letter from a certified public accountant to verify income.
 
  1. EMPLOYMENT
An applicant must have verifiable employment and a year of employment history or a verifiable source of income.  School will be accepted as an alternative to being employed, however applicant must still meet criteria with regards to rental debt and credit.
 
  1. CREDIT/CRIMINAL
All applicants must provide a valid social security number.  Applicants who are not permitted to have a social security number will be subject to an increased security deposit, must supply satisfactory alternative identification, and a letter of employment.  A credit report will be processed on each applicant.  Approval is based on a satisfactory rating.  We use an applicant screening service that checks all publicly available data on each applicant and models the applicant’s ability to make rental payments.  This process is applied consistently, leaving no room for subjectivity in the Applicant Screening Process.  An additional security deposit may be required, if the applicant(s)’ credit rating falls within our Conditional Approval Range.  These scores are proprietary to the company we use for credit scoring, and in no way are similar to the credit scores used by other companies, such as Equifax, TransUnion, etc.  A criminal background check will also be processed on each applicant and anyone 18 and over as an occupant.  Approval is based on a satisfactory rating. 
 
  1. PROOF OF IDENTIFICATION
All applicants will be asked to show proof of identification.  Those waiting on a United States social security number must present proof of legal residence in one of the following forms to process an application.
 
  1. U.S. Citizen – Birth certificate, passport or drivers license
  2. U.S. Citizen by Naturalization – Naturalization Certificate
  3. Immigrant – Permanent resident card or green card
  4. Non-Immigrant – Passport from the native country and valid visa
  5. Refuge – same as non-immigrant
  6. Asylee – I-94 form
 
         
  1. RESIDENCY/RESIDENT HISTORY
One year of verifiable rental history held within the last 2 years on current/previous address is required. We reserve the right to consider references that may exceed that timeframe. If rental history is from a private owner, additional information may be required.
 
 
 
  1. AN APPLICANT WILL BE AUTOMATICALLY DENIED FOR THE FOLLOWING REASONS:
 
  1. Having unresolved debts to a current/previous landlord/mortgage and/or non-compliance with any terms of the lease contract and/or community policies.  (A total of two late payments or two returned checks per year of residency is acceptable)
  2. Having been evicted or currently in the process of being evicted by a landlord for cause.
  3. Having a foreclosure in the last 2 years.
  4. Bankruptcy has been filed within the last 4 years, or is currently in consideration, and no final order of discharge has been entered.
  5. Providing falsified information on the rental application.
  6. A conviction for any felony involving:  Violence, Sexual, Drug, Fraud, Property, and Weapon-related offenses. Any felony conviction occurring within the last seven years. Any B, C or equivalent misdemeanor conviction occurring within the last three years in the above categories.
 
 
  1. OCCUPANCY:  Maximum number of occupants per apartment:  One Bedroom = 2   One bedroom with loft/den = 2   Two Bedroom = 4 
  
                             
8.     PROOF OF RENTERS INSURANCE
        We require all residents to have renters insurance upon move-in.  Proof of insurance must be presented upon signing a
lease and/or renewal lease.  We require renters insurance to ensure that both you and your neighbors are protected in case of loss or damage due to fire or other causes.  Renters Insurance must cover a minimum of $300,000 worth of liability coverage.
 
 
9.     FEES AND DEPOSITS
To reserve an apartment, complete the application and submit the reservation deposit and application fee(s).  The application fee is non-refundable.  Your reservation deposit is non-refundable 72 hours after submission of the application.  If the application is denied the reservation deposit will be refunded.
